A: No. We will work with you and your house as it is. We understand that funds and time are very scarce. We do not want to put extra strain on you.
Q: Do we have to have a lot of people walking through our house at any time?
A: No. We are the buyer. There is no need to show your house to a lot of strangers.
Q: How long before I know what offer you feel is best for us?
A: Within 48 hours of our meeting. When we sit down with you we will discuss your needs, and review the valuation and condition of your home and available options. Then within 48 hours you will have a written offer indicating all the details. We will review this offer with you to answer any questions you may have. Then we encourage you to take the written offer to your attorney for review.
Q: How will I know that your offer is reasonable?
A: We will give it to you in writing and explain everything. We will show you the information we have about the values of houses like yours in your area. We also encourage you to take our written offer to your attorney for review. (We may even help you pay your attorney costs.)
Q: How much money will this cost us?
A: Nothing. There is no cost to you for us to meet with you, for the home inspection, for the valuation of your home, for any application, for handling the paperwork. We are looking for property at a reasonable value, not to cost you money.
Q: Do my neighbors have to know that we are having difficulties?
A: No. Our discussions and all information we acquire are kept strictly confidential. Plus there is no need for a "For Sale" sign in the middle of your yard. You can tell your neighbors whatever you want.
Q: How quickly can this nightmare be over? We want to go on with our lives as soon as possible?
A: Very quickly. We can work with cash and don't need a mortgage. So the sooner you call and we make an appointment to meet, the sooner you can begin to see the light at the end of the tunnel.
Q: Why is time of the essence?
A: The quicker you can end the money drain caused by your current house and turn it into cash, the sooner you can minimize any other bills and enjoy life.
Q: How much is the real estate commission?
A: There is no real estate commission because you are not listing your property with a real estate company.
Q: What are the application fees?
A: There are no application fees. This is a written agreement between private parties.
