Are You Tired of Being a Landlord?

Do you own one or more rental properties but are tired of dealing with tenants? If you are a rental property owner, you may have had tenants who complained that:

  • Water is running all over the floor.
    The pipes leaked under the sink for months. The tenant finally calls you at midnight on Friday night when the water seeped out of the cabinet flooding the kitchen or bathroom floor and his feet got wet.
  • The furnace doesn't work.
    The tenant calls you at 10:00 P.M. to tell you that it is cold in the house. You send the repairman or go see for yourself and discover that the tenant had turned off the thermostat.
  • The storm door is broken again.
    Maybe the tenant hadn't bothered to latch the door shut and the wind caught it just right, slamming it against the house and breaking the coil. Or maybe the tenant's dog was chasing the cat and crashed through the screen. You will probably never know how it happened.
  • The toilet is backing up.
    Just as you are going out the door at 6:00 A.M. to go to work, your tenant calls to complain that the toilet is backing up, just as it did last month. You send a plumber who manages to retrieve a clump of paper towels from the bowl and unplugs the stoppage.
  • The pipes are frozen.
    The tenant goes skiing in Colorado for a week and turns off the furnace so they can save on heating bills while they are gone. There is a cold snap here in Illinois and the pipes freeze.
  • The tenant can't quite make the rent payment now, but will try to get you some of the rent next week.
    You wonder where you will get the money to make your mortgage payment and/or tax payment. Now, not only are you are on call 24/7, the tenant expects you to be able to carry his debt.

Tired of Cleaning up After Tenants?

  • The last tenant said their dog(s) and/or cat(s) would not be a problem.
    After they move out you go to inspect the house and all you can smell is pet urine. You pull out all the carpeting you just put in last year and find pet stains on the floor below the carpet. You have to clean the sub flooring, seal it, and re-carpet.
  • A tenant used a waterbed that leaves a permanent indentation in the carpet.
    You have to replace your two-year-old carpet to get rid of the marks.
  • The yard is a mess.
    There is garbage strewn all over the yard and an abandoned truck cap, broken bicycles, and shattered clay pots blocking the driveway. The lawn hasn't been mowed in months, you have to step around feces, and the grass is overcome by weeds. You hire a landscaper and bring in a Dumpster to clear the land.
  • The drywall is full of holes and stained yellow from cigarette smoke.
    You hire a plasterer and a painter to repair the damage.
  • And the list goes on and on...

Many people think a landlord has it made because all he has to do is collect lots of rent money. They forget that property owners also have to make monthly mortgage payments, pay property taxes and insurance, deal with tenant complaints, and maintain the value of the property.
